We ask that all sites where you wish to place a Kiwi Cabins building are firm, level & well-draining.
The most important thing to remember when preparing a site for a Kiwi Cabins Building is that it’s level, if it isn’t then it can cause problems later down the line when the building settles – these problems will therefore not be covered under any warranty that may have been given.
Unless suitable base work has been put in place beforehand, all Kiwi Cabins buildings are sat on treated timber bearers.
All the prices on our website include assembly onsite. Delivery is also included within 30kms of our Waikato factory. Delivery further than this can absolutely be arranged at an extra cost.

Please note for South Island customers, prices at this time will be higher as we currently have no South Island retail branches and products will have to be shipped from our Manufacturer in the Waikato at your cost. – This being said we are still happy to work with you to find the best shipping solution for your Kiwi Cabins Product.

Our display is located alongside our factory in Matangi, Waikato.
The Matangi display is open for viewing 5 days a week and has a large range of buildings, it is located at the old Matangi Dairy Factory, 452 Tauwhare Road. It is part of an active work site so if visiting with children we do require supervision at all times and as always, be respectful of the displays – Thanks in advance!

At Kiwi Cabins, we build to the New Zealand Building Code and meet all the requirements for a single-storey detached building under 30sqm. Which means they do not need council consent.
In New Zealand, constructing a single-storey detached building—such as a sleepout or cabin—with a floor area up to 30 square metres can be done without obtaining building consent, provided certain conditions are met:
- No Plumbing Facilities- The building must not include sanitary facilities (bathroom) or facilities for storing potable water (kitchen).
- Height Restrictions The structure should be no more than one storey, with the floor level up to 1 metre above the supporting ground and a maximum height of 3.5 metres above the floor level.
- Boundary Distances The building must be situated at least its own height away from any legal boundaries and other residential buildings to comply with fire safety regulations.
Additionally, local council regulations may impose further requirements or restrictions, so it's advisable to consult with your local authority before commencing construction.

Yes, we can deliver cabins and sheds with a Hiab! If you need it lifted into place, just let us know, and we’ll arrange a Hiab delivery to make the process smooth and hassle-free. Get in touch to discuss the details!
We provide nationwide kitset deliveries for our smaller sheds and playhouses, with pickup available from all Mainfreight depots. Delivery rates for kitset sheds and playhouses can be found on th "Request a Quote" or "Buy Now" page.
If you'd like your order delivered directly to your address, that’s no problem—simply get in touch with the local depot handling your delivery, and they’ll arrange drop-off for you.
For larger builds, we can also send them as a kitset, but we recommend chatting with our team first to ensure everything works for your site.
Terms and conditions
Timber is a natural product with natural characteristics such as; colour variations, warping, shakes, splits, knots, knot holes, and varying surface finishes.
We supply timber products designed for external garden use, and as such our designs take into account timber’s natural characteristics and properties when designing for structural integrity.
All timbers are checked prior to shipment. Between the point of shipment and assembly the characteristics of timbers may adjust, sometimes this is more evident in pressure treated sections, due to the manufacturing process. Once assembled, timbers may continue to adjust to environmental factors such as the weather and load. If you require a smoother finish, you may wish to sand some of the timbers, but this is an individual choice. Splits and cracks in wood are typical and are part of the integrity of the timber and cannot be guaranteed against
