Frequently Asked Questions
At Kiwi Cabins, we build to the New Zealand Building Code and meet all the requirements for a single-storey detached building under 30sqm. Which means they do not need council consent.
In New Zealand, constructing a single-storey detached building—such as a sleepout or cabin—with a floor area up to 30 square metres can be done without obtaining building consent, provided certain conditions are met:
- No Plumbing Facilities- The building must not include sanitary facilities (bathroom) or facilities for storing potable water (kitchen).
- Height Restrictions The structure should be no more than one storey, with the floor level up to 1 metre above the supporting ground and a maximum height of 3.5 metres above the floor level.
- Boundary Distances The building must be situated at least its own height away from any legal boundaries and other residential buildings to comply with fire safety regulations.
Additionally, local council regulations may impose further requirements or restrictions, so it's advisable to consult with your local authority before commencing construction.

Our cabins come as unconsented shells, meaning they do not include a bathroom or kitchen. However, we offer a fully consented range on our Cottage Life website, which comes fully assembled with a bathroom, kitchen, power, council pre-apporoval and more.

We ask that all sites where you wish to place a Kiwi Cabins building are firm, level & well-draining.
The most important thing to remember when preparing a site for a Kiwi Cabins Building is that it’s level, if it isn’t then it can cause problems later down the line when the building settles – these problems will therefore not be covered under any warranty that may have been given.
For larger builds, piles or a gravel pad may be more suitable. If you'd like a quote for groundworks, get in touch with us, and we’ll provide one for you.
Unless suitable base work has been put in place beforehand, all Kiwi Cabins buildings are sat on treated timber bearers.

Delivery includes our team assembling the build on-site. We prefabricate the structure in our workshop, then transport and assemble it at your location. This allows us to reach hard-to-access areas for assembly. All we need is a flat, level, and well-drained surface. If you have any questions about groundwork preparation, feel free to get in touch. A Hiab can also be arranged for delivery if needed.
